Vacant apartments in Trollhättan: how to apply at Eidar

You will mainly find vacant apartments in Trollhättan at Eidar, the City of Trollhättan's own housing company, which has around 5,200 rental apartments across the municipality. Eidar publishes all vacant apartments continuously on its website. To apply you must be in Eidar's housing queue, which is free and which you can join from the age of 16. If you have no queue points, there is Bostad Direkt, where apartments with a short move-in time go to whoever registers interest first.

Vacant apartments in Trollhättan: two routes at Eidar

Eidar has two ways of allocating vacant apartments, and it pays to use both.

The regular queue. You get 1 queue point for every day you are in the queue. When an apartment is published, you register interest on Mina sidor (My pages). When the application period has ended, the three to five people with the most queue points are offered a viewing. The person who accepts, has the most points and meets the basic requirements gets the apartment.

Bostad Direkt. Apartments with a short move-in time, from 0 to 2 months, are published here. Queue points do not matter: whoever registers interest fastest and meets the basic requirements is offered the apartment. You still need to be registered in the queue and have a completed applicant profile to register interest. Expect that you may have to pay double rent for a while if you already have a contract with a longer notice period.

Keep one thing in mind: when you sign a contract through Bostad Direkt your queue points are reset, and you are then blocked from applying for a new apartment at Eidar for the first year.

How to apply for vacant apartments in Trollhättan step by step

  1. Register in the housing queue. It is free. You can register from 16 but must be 18 when you sign the contract. There are also separate queues for youth apartments, student housing and senior housing for 65+.
  2. Fill in the applicant profile. Eidar needs to know your income, how you live today, contact details for your current landlord if you rent, and how many people will live in the apartment. The profile must be updated every six months. If information is missing, you are blocked until the profile is complete.
  3. Create a watch. Under "Mitt sökande" on Mina sidor you can get an email when an apartment matching what you are looking for is published. This is especially important for Bostad Direkt, where speed decides.
  4. Book the viewing yourself. If you are offered a viewing, it is your responsibility to book it. Usually the tenant moving out shows the apartment.
  5. Reply in time. When Eidar contacts you about a contract in the regular queue, you have 48 hours to confirm. Through Bostad Direkt the deadline is 24 hours.

Log in to Mina sidor at least once every twelve months, otherwise you lose your queue points. If two of you apply together, both must be in the queue and both must log in. The points cannot be combined, so whichever of you has the most points should be the one who applies.

The basic requirements you must meet

Eidar checks the requirements only when you are being considered for an apartment. Then the following apply:

  • You are 18 or older.
  • You have sufficient income for the rent according to Eidar's assessment. Salary, unemployment benefit, student loans from CSN, pension and income support from the City of Trollhättan count. If two of you are on the contract, your combined income is assessed. If income is insufficient, a guarantor may be approved if there are special reasons.
  • You have no debts to Eidar or any other landlord, and no other significant debts or payment remarks. Eidar runs a credit check and says every case is assessed individually.
  • You have good references from previous landlords.
  • You will live permanently in the apartment and be registered there.
  • You have valid home insurance from the contract date.
  • The number of occupants is reasonable for the size of the apartment. As a guideline Eidar gives, for example, at most 3 people in a one-room apartment of about 40 sqm and 4 people in a two-room apartment of about 50 sqm, but it is not a fixed rule.

Moving to Trollhättan for work?

Eidar gives priority for a limited share of its apartments. You can get Trollhättan priority (Trollhätteförtur) if you are not registered in Trollhättan and have a permanent full-time job with at least six months remaining. Business priority (Näringslivsförtur) applies to anyone who has received a job offer within the last 12 months from an employer Eidar counts as strategically important, with at least six months of the employment remaining. Students at University West (Högskolan Väst) with a degree of at least 120 credits and a job offer can get graduate priority. You apply through a case on Mina sidor and attach a certificate. If you decline an offer, the priority ends.

Young, student or over 65

Youth apartments. You can apply for them from 18 up to and including the year you turn 25, and you may stay after 25. They are allocated by queue points and are found in, among others, Stensmedjan in the centre, Sågkvarnen in Hjortmossen, Humlan in Sylte, Guldvingen in Lextorp, Björnbäret in Karlstorp and Beckasinen in Stavre/Dannebacken. Join the queue as soon as you turn 16 so you have points when you turn 18.

Students. Eidar has its own student queue and student housing, including at Campus, Elefanten and Vita Villan.

65+. No needs assessment decision (biståndsbeslut) is required to rent a 65+ apartment. The requirement is that you are 65 or older and have no children living at home. The apartments are allocated by points in the senior queue.

If you do not get an apartment right away

If you are looking for vacant apartments in Trollhättan through the queue, queue points take time to collect, so join the queue today even if you are not moving for a while. Check Bostad Direkt daily if you need a home quickly. If you sublet in the meantime, make sure the contract is in writing and that the person letting has the right to do so. At Eidar, queue points are reset for anyone who sublets their apartment without permission.

If you have questions about rent, your contract or your rights as a tenant, you can turn to Hyresgästföreningen (the Swedish Union of Tenants). The rules on tenancy agreements are in Chapter 12 of the Land Code (jordabalken), known as the Tenancy Act.
